Weighing a house the honest way

Most answers to this question are a bare number with no receipts. Ours is a takeoff: we defined one reference house, counted its materials with the same calculators this site runs, and multiplied by unit weights from the engine and named published figures. The result is 100,674 lb — just over 50 tons — for the bare building, and every line below shows its work.

This is also why the answers you find elsewhere disagree by hundreds of thousands of pounds: they are describing different houses without saying so. A slab-on-grade ranch, the same plan over a full basement, and a brick two-story are three different animals on a scale. Pinning the design first — footprint, stories, foundation, materials — is the only way the question has an answer at all, so here is ours, stated like any worked example:

Where each number comes from

Framing is counted, not guessed: 226 studs (16″ layout plus corners, both floors), 768 lf of plates, two 16-ft joist bays from the floor-joist calculator, and 50 rafters with a ridge — 4,914 board feet with 10% for headers and blocking, at kiln-dried SPF weight: 11,467 lb. Panels wrap it: 3,449 ft² of 7/16 OSB plus the 1,024 ft² subfloor — 7,286 lb. Drywall covers ceilings, the inside of the exterior walls and both faces of the partitions — 5,632 ft², 176 sheets, 9,011 lb. The roof takes 11.4 squares of shingles (2,576 lb), the siding barely registers at 968 lb, and all the insulation in the house weighs about 1,100 lb — the lightest system in the building.

The takeoff produces its own trivia. The drywall hanging inside this house outweighs the entire roof — shingles and sheathing together — better than two to one, which surprises everyone who has carried both. The whole exterior’s vinyl skin weighs less than half a pallet of sod. And the framing lumber — the part people picture when they picture a house — is barely a tenth of the total, because wood is the one construction material that is mostly air. The heaviness of a house lives in its minerals: concrete, gypsum, and asphalt-and-stone shingles, in that order.

Four things the total tells you

  • The house is mostly floor. 68% of the weight is the concrete you walk on — the wooden house on top is the light part.
  • It out-weighs the trucks that built it. 100,674 lb is more than a fully loaded 18-wheeler at the 80,000 lb federal limit.
  • Above the slab it’s haulable — barely. The 32,407 lb of dry materials would be 22 half-ton pickup payloads.
  • Per square foot it’s modest. About 49 lb per finished ft² — which is why soil bearing, not sheer mass, governs foundations.

One more way to hold the number: in the units this site trades in, the whole house is about 60 cubic yards of water — a modest backyard pool, frozen into lumber and stone. And the spread matters more than the sum. The slab carries itself on the ground, so the wood structure the footings and walls actually hold up is that lighter 32,407 lb spread across 2,048 square feet. Buildings feel massive; per square foot, a wood house is one of the lightest things we build, which is exactly why a snow load of 21 psf — from our snow load calculator’s default — is a serious fraction of the structure’s own weight.

What the bare-house number leaves out

  • Windows, doors and trim. Real weight, wildly plan-dependent — we count the shell, not the openings that pierce it.
  • Finishes. Tile, flooring, cabinets and counters — a stone-heavy kitchen alone can add tons.
  • Mechanicals. Furnace, ducting, plumbing, wire and fixtures.
  • A basement. Foundation walls roughly double the total — the FAQ runs that number.
  • Contents and people. Engineers carry those separately as live load, and so do we.

How much does a house weigh?

Does that include furniture and everything inside?

No — this is the empty building: foundation, frame, sheathing, roof, siding, insulation and drywall. Windows, doors, cabinets, tile, mechanical systems and contents all add on top, which is why the page lists them as exclusions rather than guessing at them. Think of the figure as what the structure itself puts on the ground.

Why is concrete such a big share of the weight?

Because concrete is 150 lb per cubic foot and everything else in a wood-framed house is light. The slab and footings here are about 16.9 cubic yards — 68,267 lb, roughly two-thirds of the whole house. Wood framing, by contrast, totals barely 11,467 lb spread across the entire structure.

How much does a roof weigh?

On this house, about 4,179 lb — 2,576 lb of architectural shingles plus 1,603 lb of sheathing over a 1,145 ft² roof. Call it two tons. Heavier roofs change that fast: clay tile and slate run several times the weight of shingles per square.

What would a basement add?

A lot — it roughly doubles the house. Eight-foot walls around this footprint at 8 in thick are about 683 ft³ of concrete, which is 102,400 lb of wall on top of the footings and floor slab. That is why a house with a full basement is commonly quoted in the 200,000 lb-plus range while a slab-on-grade build sits near half that.

How many truckloads of material is a house?

The concrete arrives as two ready-mix trucks (16.9 yd³). Everything above the slab — about 32,407 lb — would take 22 trips at a typical half-ton pickup's 1,500 lb payload, which is exactly why lumberyards deliver. The whole house outweighs a fully loaded 18-wheeler at the 80,000 lb federal limit.

Is this what engineers call dead load?

Same idea, different bookkeeping. Engineers carry dead load per assembly — pounds per square foot of floor, roof or wall — and size each member for its own share, not the total. Our sum works the other way, adding the whole bill of materials up. Both start from the same unit weights; a structural design always uses the per-assembly numbers.
